It's the game, Frictional is working on since Amnesia was released and it uses HPL3 engine.
The devs of Dear Esther working on Amnesia 2 at same time, HPL2 engine.
In short, unannounced project 2 was the first, unannounced project 1 the second.

Frictional is helping make a Machine for Pigs as well, chineseroom is just helping them with it.
